Offered at $3600 per acre, you will be amazed at the amount of timber on this tract. Definitely worth getting a forester to take a look at.......and while your at it.....grab hold of a pond builder and get him to take a look at these pond sites. Improving a tract with the addition of a few ponds would go a long way in creating value. Also, keep your eyes and ears open for any new regulations concerning ponds and water that might filter down through different agencies. All the elements for such a pond appear to be in place. Fishing should not be too bad as I did see an old cork hanging in one of the limbs by the road. The wooded area is made up of pine and hardwood. The pine for the most part appeared to be Loblolly, while there may be some Slash pine mixed in. Some tremendous size pines on this tract. The hardwood seemed to be dominated by Water Oaks with some Live Oaks mixed here and there as well as one majestic, old as time, White oak on the edge of what should be an awesome pond site. (Powerful home sites in these woods!) There are some larger Poplar trees dispersed throughout the creek drains on this property. Deer sign apparent on property as well as sightings by neighbors of Turkey. Closer to the end of summer you should see some grapes hanging from the field edges. I have seen on this tract, Fox Grapes, which appear to be a smaller variety of Muskadines. Same color but in larger clusters and much smaller in actual grape size. The property has good soils and is currently leased out for farming. With over 6000' of paved road frontage this tract has a good bit of value for subdividing into smaller tracts. There are some mature pecan trees on the property that surround what used to be an old home site. There is also an old well on the property. I have talked with one of the adjoining property owners and there is a chance of picking up some additional property. This is a very pretty tract with good woods and lots of utility. For those of you looking for a place to land your plane.......look no further....the main leg of this property running down County Line Road fits the bill. At 6000' , I believe that is more than enough, even with an over run. This property is located just East of Hwy 93 at the Mitchell Grady county line. Survey on file.
