25+ Acre Tracts in Thomas County-  We have offered for sale three different 25 acre tracts to choose from.  This project is a work in progress so bare with us.  We will be opening the tract up, doing some intensive management to the woods and creating some scenic roads to better access the property while at the same time preserving as many of the focal trees and wildlife habitat as we can. 

This property is located on Hansell Road in Northern Thomas County.  The property will be shown by appointment only.  Located about 14 miles straight up Hwy 19 North between Ochlocknee and Meigs, Georgia.  The property is East of Hwy 19 on the North side of Hansell Road.  The property has tremendous wildlife funnels in Oaky Woods Creek and nearby Little Ochlocknee River.

Speaking of Wildlife.........what I have seen on these tracts......Deer, Ducks, Blue Herons, Great Herons, Deer, Turkey and countless other creatures that I probably looked at but did not really see! Very large Alligator....we have made a few calls about him.   I saw in the larger ponds, what I believe were mullet.....go figure. Let me digress on the fishery........Bass, Bream, Yellow Bellys, Red Bellys, Bowfin(aka mud fish) Cat Fish, Shiners,Warmouth, etc. etc.  My brother, one of the owners and myself......have already made some great memories on these ponds casting a fly. POWERFUL!!!!!   I have only fished on the property twice as of this writing. (7/07)

 

Back in the Day.....parts of this property was used as surface mines that were later turned back into ponds. These mines turned out fullers earth where we get our cat litter and "oil dry" material from. The Ochlocknee and Meigs area is known for its  "Fullers Earth" and the leases that sometimes go with the land in this area.  The leases that were once on this tract have been canceled and recorded.    The wooded areas on this tract  have really grown up so you have an interesting mix of of natural hardwood and pine as well some planted pine stands in areas.  Due to the mining which took place on parts of these tracts years ago, you can see where there is a great deal of diversity in the terrain with plant life and tree growing everywhere.  We have had Thomas County Health dept. officials look at the site to get a determination on septic tank approval and all went well.  There will be restrictions on the property that will be set out and recorded when the first tract sells  and work is completed on the tract. 

These are just some wonderful tracts that I know I will enjoy showing!  The water features on these tracts (ponds, lakes, Oaky Woods Creek) represent considerable value when you look at what it would cost to permit and replace some of these water features.  Look long and hard at the growing demands on our water resources by Georgia, Florida and Alabama and you can see how there is considerable value in these water features. 

As our restrictions have not been inked in at this time (7-6-07), that leaves us some room to negotiate different terms.  If you have been holding out for that one of a kind home site for you and your family, or maybe several home sites for your extended family, you really need to take a look at these tracts and see how they could work for you.
